    • Meridiana is located just off HWY 288 on Meridiana Parkway, ten minutes from Pearland Town Center, with easy access north to Texas Medical Center and downtown Houston. Just south are Dow, BASF, and the beaches of the Texas Gulf Coast.

    • Balcara at Meridiana is part of the highly acclaimed Alvin Independent School District. Alvin ISD is Brazoria County’s second-largest district with two high schools, six middle schools, and 14 elementary schools. Alvin schools have earned exemplary ratings from the Texas Education Agency. All schools are within Meridiana, including the recently built Meridiana Elementary School, Jackie Doucet Caffey Junior High School, and adjacent Iowa Colony High School.

  • Balcara at Epperson is located in the rapidly growing community of Wesley Chapel in Pasco County within the Tampa MSA, which is well-diversified in terms of economic activities and employers.

    • Balcara Group, LLC has entered into a contract to purchase one hundred and seventy-four (174) finished townhome lots of 20’ x 60’ in size (the “Lots”) on a to-be-developed tract of land known as Section B at Epperson (www.epperson.metroplaces.com).

    • Balcara intends to construct one hundred and seventy-four (174) luxury rental townhomes averaging approximately 1,486 square feet of interior space and including attached garages on the Lots, as well as a community building that will serve as the onsite leasing and management office as well as the recreation space for residents.

  • Balcara 301 at Sun City is located in the bustling community of Wimauma in Hillsborough County. The project fronts Sun City Center Blvd and is adjacent to the Southshore Bay Master Plan. Balcara 301 at Sun City is Balcara’s third project in the Tampa MSA.

    • Development consists of 120 luxury rental townhomes

    • 1,581 average square feet per unit

    • Balcara at 301 Sun City will offer the benefits of a single-family lifestyle, along with Class A amenities including a resort-style pool and dog park that will drive demand and create a vibrant neighborhood.

  • Balcara at Southshore Bay is located in the Hillsborough County community of Wimauma. This South Tampa community is well-diversified in terms of economic activities and employers.

    • Balcara has entered into a contract to acquire 194 finished townhome lots approximating 20’ x 60’ in size on a to-be-developed tract of land within Phase 5 of Southshore Bay.

    • Southshore Bay will include over 1,200 lots of for-sale residences.

    • 95% of all lots are under contract to homebuilders and Balcara. The development will include a crystal lagoon, which is currently in the pre-development phase.

    • Builders in the community currently include DR Horton, Lennar, and Holiday Builders. Lennar’s section is an active adult community with its own amenity and gating inside the master plan under the Medley brand.
